Kyte's House
A Transformation in Seaholme
The transformation of Kyte's House is a masterclass in how thoughtful design and persistent advocacy can breathe new life into a challenging site. What began as a complex planning puzzle has emerged as a high-performance family sanctuary, built to endure for the next half century and beyond.
Overcoming the red tape
Every great project has a story, and for Kyte's House, that story started with a restrictive covenant on the title. Navigating the "to and fro" between building surveyors and town planning required both patience and technical expertise. After successfully securing the permit in 2025, we were able to transition from paperwork to the physical restoration of this Seahome residence.
Technical precision & restoration
A renovation of this scale is about far more than a fresh coat of paint. Over an intensive eight-month construction period, the home underwent a significant structural and thermal overhaul:
- Building Envelope: Full removal and replacement of exterior weatherboards and the installation of high-performance double-glazed windows throughout
- Structural Integrity: Significant re-leveling and straightening of existing walls and flooring to provide a precise, modern finish
- Performance Upgrades: Extensive waterproofing, full electrical rewiring, and the addition of premium insulation to meet modern energy standards
- Bespoke Interiors: A comprehensive joinery fit-out tailored to the daily rhythms of family life.
Collaborative excellence
Architecture is a team sport, and Kyte's House reached its high standard through exceptional partnership.
We would like to extend our sincere thanks to Keir Rogers, owner of MetroMade. Keir's exemplary construction work, coupled with his superior communication skills and patience, was instrumental in navigating the complexities of this build.
We also thank Ash Van Raaphorst of Page McKenzie Photography for perfectly capturing the natural light and warm family ambience that now defines the home.
