Boxed Buildings. Modular SIP Construction

Prefab backyard pods and modular buildings engineered around Structural Insulated Panels

Every Boxed Building ships to your property as a complete flat-pack kit with panels, fixings, windows, doors, and roofing all included. The assembly is at roughly half the timeline of a conventional build.

Why backyard building projects take longer than they should

Conventional construction follows a predictable pattern. Trades arrive in sequence, each waiting on the last, while weather hold-ups and cure times run on their own schedule. By the time a standard backyard building is framed and enclosed, months have passed.

A modular building system delivers a different outcome

Boxed Buildings is a range of modular backyard pods and prefab cabins engineered around Structural Insulated Panel (SIP) technology, with every design drawn by a registered building designer and documented for Australian conditions and Melbourne council requirements from the outset.

Every Boxed Building arrives as a properly engineered modular structure, not a standard configuration pulled from a shared catalogue, and not an imported system adapted after the fact. The technology, the design, and the permit documentation are all specifically for the Australian prefabricated building market.

The technology behind the system

A Structural Insulated Panel is a precision-manufactured, load-bearing building unit. It combines a structure's framing and insulation into a single manufactured component. Different from conventional frame construction, where those functions are layered across separate trades working in sequence. SIP building construction arrives at your site already performing every structural and thermal role. Which is why both the assembly timeline and the construction cost are easier to predict.

Structural Insulated Panels have a well-established installation and certification record across residential and commercial construction throughout Australia and internationally. Boxed Buildings applies that same engineering to the prefab cabin and modular backyard pod market. Designs built for Melbourne's climate and western suburbs councils from the ground up.

Delivery of prefabricated panels

What arrives on your site

Your Boxed Building ships as a complete backyard pod kit in a container. The delivery includes:

  • Panels
  • Fixings
  • Windows
  • Doors
  • Roofing.

Kit pricing covers everything structural and external. Construction costs are quoted separately by the trades assembling the flat-pack building. That separation means you're not carrying contingency for decisions that haven't been made yet. The kit price is fixed, and the build cost is scoped before a single panel goes up.

Every component is manufactured to specification and packed for transport, with nothing fabricated on site. If you have trades you already work with, they can assemble the modular pod from the supplied documentation. If you'd prefer to come to the project without existing contractors, we can connect you with builders and trades we know and trust.

Rapid construction from a single delivery

SIP modular building construction is faster because the components arrive as the finished structure rather than as raw materials to be shaped on site. There are no extended pauses while concrete cures, and trades aren't waiting on each other before beginning the next stage. Once your contractors are on site, the flat-pack building moves from delivery to completed prefab cabin at roughly half the pace a comparable conventional structure would require.

The modular backyard pod you're picturing on your property right now could realistically be standing there well before a conventional build would even reach the framing stage.

Permit documentation and approvals

Every design in the Boxed Buildings range comes with full documentation prepared for the permit process. We operate out of Melbourne's western suburbs and understand permit requirements at a practical level, managing what needs to be lodged and followed up so the approval process doesn't become the project itself. The measure of a successful build is a completed prefabricated building on your property, not drawings waiting in an approval queue.

Boxed Buildings. Benefits compared to traditional builds

Boxed Buildings leave a lighter footprint from day one. Surefoot footings avoid bulk excavation, keeping site disturbance to a minimum. Everything arrives in a single delivery rather than dozens of truck movements over months. SIP panels are precision cut off-site, which dramatically reduces material waste. Their continuous insulation eliminates thermal bridging for lower energy bills. Fewer site days, fewer materials, and a building that costs less to heat and cool.
