Granny flat designs. Ready-to-install secondary living
A self-contained home on your property. Designed, permit documented, and built faster than you think.
A Boxed Buildings granny flat is a prefab secondary dwelling that arrives on your block as a complete kit, goes up in roughly half the time of a conventional build, and gives someone in your family a proper, self-contained home without them having to leave.
The spare bedroom stopped working a while ago
Your mum is sleeping in the room next to the kids. Your adult child has moved back home and brought their partner too. The guest who was staying for a month has been here for six. The spare bedroom was a short-term fix and the short term ended quietly a while back. Everyone in the house is being patient, and patience is running thin. What your family needs is a separate space.
What is a granny flat
A granny flat is a self-contained secondary dwelling on your residential property. Separate from the main house, with its own bedroom, living area, kitchen and bathroom. In Victoria the planning system sometimes calls it a dependent person's unit, though granny flat is the term most homeowners use. It's not a converted garage or a partitioned room with compromises. It's a complete, independent home on a smaller footprint.
Granny flat designs for Melbourne properties
Every granny flat floor plan in the range is drawn for local conditions and the lot sizes common across Melbourne's suburbs. The designs are compact without sacrificing liveability. Fixed, tested plans with predictable costs and faster build times than a fully custom project.

This is your next step
You've talked about it. You've looked into it. You've mentally measured the backyard. The most useful thing you can do now is have a conversation about your specific block, which design fits, and what the permit process looks like for your council.
No pressure. No obligation. Just a clear picture of what's possible on your property.
